Before I became a Realtor, I was just an average Joe—working hard, dreaming big, and ready to take the next step in life. My wife and I were preparing to start a family, and that meant upsizing to a bigger home. I was excited, hopeful, and determined to do it all myself. Why pay a Realtor when I could sell my home on my own and save thousands in commission?
This is the story of how that decision cost me more than I ever expected—and what I learned the hard way.
The DIY Dream
I dove headfirst into the For Sale By Owner (FSBO) world. I upgraded the bathroom, revamped the backyard, and priced the home based on recent neighborhood sales—plus a little extra for my improvements and, let’s be honest, sentimental value.
I listed the home on Facebook, confident that the offers would roll in. After all, Facebook was booming, and I had plenty of friends who might share the post.
But when I hosted my first open house, barely anyone showed up. I was stunned. The house looked great. The landscaping was pristine. So why wasn’t it selling?
The Harsh Reality
Here’s the truth: I priced the home with my heart, not the market. The upgrades I made didn’t add the value I thought they would. And while I saw memories and sweat equity, buyers saw a price tag that didn’t match the comps.
My marketing? Limited. Facebook posts only reached my friends—not serious buyers. And when people did tour the home, they were distracted by personal photos and clutter that made it hard to imagine themselves living there.
Eventually, I got an offer—but it came with a catch. The buyer’s agent wanted a 3% commission. I was frustrated. Wasn’t the whole point of FSBO to avoid that? But with the closing date on our new home looming, I felt trapped. I accepted the offer.
Then, disaster struck.
The Fallout
Just days before closing, the buyer backed out—they couldn’t cover the closing costs. The deal collapsed. And with it, so did our dream of moving into the new home. We lost it.
I was devastated. All that effort, all that stress, and nothing to show for it.
The Turning Point
That’s when I decided to hire a Realtor.
From our first meeting, I knew this was different. She came prepared with a detailed market analysis, a realistic pricing strategy, and a breakdown of closing costs. She even hired a professional photographer—at her own expense.
She listed the home on the MLS, giving it exposure to every Realtor in the area. She advised me to declutter and remove personal photos. I resisted at first, but she explained how buyers need to envision their own lives in the space. I listened.
The Result
Within a week, we had multiple showings. By the weekend, we had several offers. A bidding war broke out. The final offer? Significantly higher than what I had accepted as a FSBO.
In the end, I walked away with more money—even after paying commission—than I ever would have on my own.
The Lesson
Just because you can sell your home yourself doesn’t mean you should. Sometimes, the smartest move is knowing when to call in a pro.
